Strategy and Focus

RUHL's area of expertise is identifying up-and-coming real estate developers, with strong operating expertise, and then structuring financing packages that allow them to grow their companies to their full potential.  By providing customized financing packages for our developers we position them to be more profitable and lower their risk, while at the same time providing healthy returns for our investors.  This strategy results in repeat business from both our developers and our investors.

While RUHL's core business is real estate, we also structure unique financing packages for  businesses that fall through the "financing cracks."  These companies are typically looking to expand or acquire their competitors but traditional banks are not willing to work with them.  Like our real estate development programs, we are able to structure financing packages that allow them the flexibility to stabilize cash flow while capitalizing on expansion opportunities.  

RUHL will also fund startups for operators with a good idea and a well-thought-out business plan.  Because startups typically lack collateral, and expose RUHL to more risk, we require equity postions in the new company.  In addition, funding is distributed in tranches to control exposure.

RUHL also assists with partner buyouts.  Unfortunately, from our experience, this is mostly used when one of the partners is ill.  Because of our ability to make decisions quickly, we can structure a program that can help both the sick partner and keep the business in a solid financial position.  

While RUHL typically structures debt for companies seeking financing, we will joint venture (JV) when the opportunity is right.  When we do JV we let the company's management team operate without interference and typically structure a buyout that allows the principal the ability to buy back ownership if so desired one RUHL's return objectives are met.
